Sometimes you might just want some rough design ideas and for this we offer a single free consultation over the phone for up to 20 minutes. for in person visits and meetings we charge for fuel and time. The cost for visits in Manchester is £60 and for anywhere outside Manchester the cost will be £260.

Existing plans are an essential part of all planning applications and design processes. The plans produced from a measured survey indicate the existing state of a site and or building, allowing for comparison and scale for design proposals. Measured survey days also include a single free design scope meeting to discuss options. The cost of a measured survey can differ based on distance and scale but ranges from £580-880.

Using the existing plans and scope provided in the initial design meetings, we can draft proposed drawings to scale with some simple 3D views to aid in visualising proposals. We offer 2 design revisions accompanied by online meetings to discuss and refine the drawings and come to a final decision on what gets submitted. The cost of this stage differs based on design scope with a range from £600-1200. Additional revisions will cost £250 each and come with an online meeting.

Planning applications can be submitted by you the client or can be submitted and tracked by us on the clients behalf. If the client chooses to have us submit and track an application there shall be a cost to cover for liaising with the relevant authority and providing additional information on request. The cost for this ranges from £150-300 based on the complexity of a scheme and planning history.

Before constructing an approved design, building regulations drawings must be submitted and approved or a building control notice provided for on-site work. This stage is usually completed a couple of weeks prior to starting construction on site. The drawings can include: materiality, demolition layouts, structural layouts (referencing a structural engineers calculations and recommendations, who's costs are not included in our services), U-values, detailed dimensioned drawings, window and door schedules etc. The cost of this stage ranges from £500-1200 based on complexity.

Kitchen and bathroom design drawings are also something we do. These specify material finishes, fixtures and fittings, setting out with dimensions, areas, cabinets, electrical and plumbing points etc. The detail is enough for a builder to provide a more accurate quote for works and to source kitchen and bathroom elements. The cost of these drawings range from £1200-2000 based on scope. The higher cost reflects additional bespoke elements which need to be design and specified.
